Common Questions

Which home improvements add the most resale value?

In Zonda's 2025 Cost vs. Value report, exterior projects led. Garage door replacement, steel entry door replacement and manufactured stone veneer recouped the most of their cost, and a midrange minor kitchen remodel recouped about 113 percent.

Does a kitchen remodel pay for itself?

Often only partly. A midrange minor kitchen remodel recouped about 113 percent of its cost, while a midrange major remodel recouped about 51 percent and an upscale major remodel about 36 percent.

Should I renovate before selling my house?

It depends on the project and your timeline. Smaller, lower cost updates usually return the most, and big remodels often don't pay back fully at sale. A free home value report can show whether an update is worth doing before you list.

How this renovation calculator works

Each project's typical cost and typical resale value come from Zonda's 2025 Cost vs. Value report, which compares what 28 common remodeling projects cost against what they added to a home's sale price, using national averages. The calculator takes the share of cost recouped for the project you pick and applies it to your budget, then shows a range about 15 percent either side.

If your budget is far above the typical cost, the extra spending isn't counted, since very high spending rarely adds more resale value. It is a planning estimate, not an appraisal, and some projects do better or worse in the Raleigh area than the national average. Thinking about selling after the work? Request the free home value report and I will pull recent sales near you and tell you straight whether the project is worth it.
