Common Questions

How is this home value estimate calculated?

It multiplies your square footage by the typical recent sale price per square foot in your zip code, then adjusts for the condition you choose and shows a range around that number. It is a quick ballpark, not a pricing opinion.

How accurate is an online home value estimate?

Estimates based on zip code averages are usually within about 10 to 15 percent, and they miss things like lot size, finished basements, additions, and the street you are on. A real price comes from comparable sales within a few blocks of your home.

How much can I sell my house for in Raleigh?

It depends on your home's size, condition, location, and what similar homes nearby have recently sold for. Use the estimator for a ballpark, then request the free home value report and I will price it from real nearby sales.

How this home value estimate works

This estimator multiplies your square footage by the typical recent sale price per square foot in your zip code, then adjusts for condition. An updated, move in ready home gets a 5 percent boost, an average home stays as is, and a dated home needing updates is reduced by 10 percent. The result is shown as a range, about 7 percent either side.
